Broccolini plans another massive Ottawa-area warehouse
Montreal-based real estate developer Broccolini has applied for a permit to build a 700,000-square foot light industrial building in on a 121-acre cornfield site in the Ottawa suburb of North Gower.
The news comes fresh off the heels of the company constructing a one million square foot distribution centre for Amazon on Boundary Road in Ottawa’s east end. The building is the largest of its kind in Ottawa, and will employ nearly 700 people.
The application for the North Gower site indicates that the building will be located on Roger Stevens Drive, just off Highway 416. The building plans specify it will be 30 metres high and 350 metres long with 1,800 parking spots. The facility could employ as many as 1,700 people.
James Beach, Broccolini’s director of real estate and development, told the Ottawa Business Journal that the proposed development does not yet have a tenant secured. He added that the steps taken by the company to date are with the goal in mind of rezoning the site to accommodate e-commerce distributors. This mirrors the approach taken by the company to prepare the Boundary Road site for the Amazon distribution centre.
E-commerce companies, for example, typically require taller warehouse buildings to allow them to store large amounts of inventory efficiently.
