Dutch developers propose 87-storey tower in Yorkville
Toronto’s Quadrangle Architects Limited has been tipped to design a new mixed-use tower in downtown Toronto alongside Swiss-based firm Herzog & de Meuron.
Located at the northwest corner of Bay and Bloor, the 87-storey development will feature 16 floors of office and retail space. A private amenities space will separate those floors from the residential units. The development will feature 332 condominium units, ranging from one-bedroom to multi-level penthouses.
A restaurant, sky lounge and rentable spaces will occupy the three highest floors of the building.
Developers Kroonenberg Groep and ProWinko—both based in the Netherlands—will own the building, and Toronto’s Urban Strategies will be part of the design team.
“This is an iconic block in the neighbourhood and Toronto at large,” says Lesley Bamberger, owner of Kroonenberg Groep. “We have an opportunity to deliver a project that sets a new benchmark for design and strives to give something back to the city.”
The project team says the location of the building at the intersection of Bloor and Bay streets is a significant achievement.
“Bloor Street has played a significant role in the identity and organization of the city,” it said in a release. “It is a major east-west axis which defines the northern edge of the downtown core and hosts one of the best-known shopping areas in Toronto. Its intersection with Bay Street—the location of this project—is a strategic site within the city and at the heart of a new cluster of buildings.”
Initial designs suggest a 3:1 ratio and linear core along the western façade to maximize the usable area of the floorplate. A cladding of transparent, open-jointed glass will create transparency and expressiveness, while calling attention to the dramatic proportion of the building.
The building is the latest in a series of developments to compete for the title of Canada’s tallest. At 87 storeys, the building would hold that honour if it were completed today. A number of other developments—including the 95-storey SkyTower at Pinnacle One Yonge—are also competing for that achievement.
Kroonenberg Groep and ProWinko bought the site at 1200 Bay in 2016. A mixed-use office and retail building constructed in 1966 currently occupies the site. If approved for construction, the new tower would join a host of upscale development projects underway in the Mink Mile district in Toronto’s Yorkville neighbourhood.
The development will mark Herzog & de Meuron's first project in Toronto.
