Toronto’s 41 Division police building to become net-zero
Toronto’s 41 Division police building is set to become the first net-zero emissions police facility in the province.
The facility, which is located in Scarborough, is being transformed to meet the city’s mandate for net zero emissions.
Designed by WZMH Architects with construction work performed by Eastern Construction, the two-storey, 60,000-square-foot structure aims to defy traditional police station norms.
Key building performance features include a ground source heat exchanger providing heating, cooling, and domestic hot water, energy recovery on all ventilation, efficient lighting design, variable speed pumping for building heating and cooling loops, and low-flow plumbing fixtures.
The roof integrates solar energy and greenery to manage stormwater retention, with a bio-diverse green roof covering over 80% of the total roof space. The building envelope approaches Passive House certification levels, and a ground-source heat exchanger with variable speed pumps provides efficient heating, cooling, and hot water.
A sloped roof equipped with 260 solar panels will also generate over 100,000 kWh of energy annually.
The building is scheduled for completion in 2026, with construction planned in two phases.
